The typical home value in the Charlotte, NC metropolitan area is projected to be $372,630 for the month of November. October’s finalized data reported the typical value of a home in the metro to be $372,740—up 2.3% over the previous 12 months. For comparison, neighborhood-level data pegged home values at $535,710 in Montclaire for the most recent reporting period. That number is expected to float around $539,070 in November.
The greater Charlotte metro had 2,594 new listings and 946 listings that went under contract in October, increasing the area’s total available inventory to 7,965—up 1.52% from the previous month. Inventory is projected to have further increased in November.
Of those 7,965 active listings, 24.66% reduced their price by a median of $10,000 in the month of October. The median listing price for homes in Charlotte fell 2.23% from September to October, bringing the current median listing price to $390,000. Based on projected data for November, listing prices may continue to fall.
The number of days that homes have been on the market prior to going under contract has been fairly steady year-over-year. In October 2023, the median time for a listed property to go pending was 14 days, compared to 16 days in October 2022. In recent months the median number of days from listed to pending appears to be steady. That trend is predicted to have carried through to November.
