Year over year, Jefferson County’s typical home value is up about 7 percent, while the state overall is seeing roughly 4 percent growth. Active listings have climbed nearly 7 percent from last April, and months of supply has risen more than a third to 4.1 months, signaling more options than a year ago. At the same time, homes sold dipped slightly, down about 2 percent from last year.

Pending sales are slightly higher than last year and only a bit lower than last month, suggesting buyers are still active despite more inventory.
