Year over year, Jefferson County’s typical home value is up about 7 percent, while the state overall is seeing roughly 4 percent growth. Active listings have climbed nearly 7 percent from last April, and months of supply has risen more than a third to 4.1 months, signaling more options than a year ago. At the same time, homes sold dipped slightly, down about 2 percent from last year.

Looking at the latest monthly snapshot for April 2026, prices and activity have been picking up. The typical home value jumped more than 6 percent just since March, and the median list price is up over 4 percent month over month, with about 4,105 homes on the market as inventory edges higher.

Conditions are still tilted toward sellers, with Jefferson County classified as a seller’s market and an average sale-to-list ratio near 98 percent. About 26 percent of homes sold above list price in April, and nearly 41 percent went off the market within two weeks, even though the median time to sell is now 47 days after rising sharply year over year. Pending sales are slightly higher than last year and only a bit lower than last month, suggesting buyers are still active despite more inventory.
