Year over year, Appleton’s rolling three-month data shows home values edging higher while price growth has cooled. The typical home value is up about 3 percent from a year ago, and median list prices have climbed more than 6 percent, pointing to steady appreciation. Inventory is nearly flat compared with last year, leaving buyers with only modestly more options.

Looking at the latest rolling three-month period through May 2026, activity has picked up sharply from earlier in the year. Homes sold rose nearly 49 percent from the prior three-month window, and new listings increased by about 38 percent, helping push active listings up more than 32 percent. Even with that bump in supply, months of inventory is only 2.5, consistent with the current designation as a seller’s market.

Homes are also moving much faster than a year ago, with the median days on market down about 45 percent to just 42 days. More than 57 percent of recent sales closed above list price, and the average sale-to-list ratio sits a bit over 101 percent, underscoring strong buyer demand.
