La Crosse County is seeing more homes available and brisk contract activity. Active listings have climbed about 13 percent from last month, while pending sales jumped nearly 30 percent over the same period. Closings also rose, with homes sold up 25 percent month over month even as overall conditions still favor sellers.

Pricing is adjusting as this new inventory flows through the market. The typical home value is down slightly from April and about 5 percent lower than a year ago, while the median list price has edged higher than last year. Homes continue to move quickly, with a median of just seven days on market and roughly 69 percent going off the market within two weeks.

Tight supply is still a defining factor, even with more listings coming on. Months of supply sits at 1.4 in La Crosse County, well below Wisconsin’s 2.9 months, and more than half of recent sales closed above the asking price with an average sale-to-list ratio just over 102 percent.
