June’s finalized data reported the typical value of a home in the city to be $410,500—down 1.08% over the previous 12 months. For comparison, county-level data pegged home values at $447,000 in Matanuska-Susitna Borough for the most recent reporting period. That number is expected to float around $458,000 in July.
North Lakes had 20 new listings and 24 listings that went under contract in June, decreasing the area’s total available inventory to 23—down 4.17% from the previous month. Inventory is projected to have further decreased in July.
Of those 23 active listings, 39.13% reduced their price in the month of June. The median listing price for homes in North Lakes fell 3.48% from May to June, bringing the current median listing price to $402,500. Based on projected data for July, listing prices may continue to fall.
