Alaska home prices are edging higher year over year, with the typical home value up a few percent to about $420,500 in May. Median list prices climbed faster, rising nearly 7% from a year ago. At the same time, months of supply has dropped by nearly half, reinforcing the state’s seller-leaning conditions.
In the latest monthly snapshot, the median list price reached roughly $429,900, ticking up almost 3% just since April as sellers test higher price points. Buyer activity is holding up, with pending sales up more than 5% from last year even as homes sold are essentially flat.
Inventory is slightly tighter than a year ago, with active listings down about 4% while new listings rose more than 7%, showing more owners are coming to market but homes are being absorbed quickly. Typical homes spend about 30 days on the market, and nearly 46% go off-market within two weeks, signaling that well-priced properties still move fast. Only about one in five sales closes above list price and the average sale-to-list ratio sits just under 99%, suggesting buyers have limited but real room to negotiate.
