Alaska home values in July 2026 were up compared with a year earlier, with the typical home value rising nearly 4 percent. Median list prices climbed about 3 percent year over year, showing steady upward pressure on asking prices. Buyer activity also increased, as homes sold were up more than 8 percent from last July.
Looking more closely at the latest month, inventory and new listings both grew, with active listings up just over 7 percent year over year and new listings jumping nearly 17 percent. Even with more homes available, supply stayed tight at about two and a half months of inventory, reinforcing the current seller’s market conditions.
On-the-ground dynamics point to a brisk pace but not an overheated environment. Homes spent a median of 32 days on the market, and the average sale-to-list ratio hovered near 99 percent, while about 22 percent of sales closed above the list price. These trends suggest sellers who price correctly can attract solid offers, and buyers need to act decisively when they find the right fit.
