Over the past year in Alaska, home values and listing prices have both edged higher. Typical home values are up nearly 4 percent year over year, while median list prices have risen a bit more than 3 percent. Sales activity has also grown, with homes sold increasing about 5 percent from a year ago.
Looking at September 2026, buyers saw a median list price of about $423,000 and a typical home value just under that level. Inventory expanded to nearly 2,900 active listings, roughly 14 percent higher than last year, and months of supply climbed to 3.1, indicating more options than earlier in the year.
Conditions still lean toward sellers, with the market gauge labeling Alaska a seller’s market and nearly 30 percent of homes going off market within two weeks. Even with more inventory, homes are selling a bit faster than last year, with median days on market down to 24 and the average sale-to-list price ratio close to 99 percent. Around one in five homes is selling above the asking price, showing that well-priced properties can draw strong interest.
