Alaska’s housing market has pushed higher over the past year, with typical home values up more than 8 percent. Median list prices are also higher than a year ago, though they have risen more slowly. New listings have climbed at a double-digit pace year over year, adding more options without fully easing pressure on prices.
In the latest June 2026 snapshot, the typical home value sits around $433,600, while the median list price is slightly lower at about $422,600. That mix of higher sale values and steadier list prices suggests buyers are still bidding strongly for the homes they want.
Activity has picked up into early summer, with about 660 homes sold in June, up from the prior month and last year. Inventory is relatively lean at roughly 2.7 months of supply, and nearly a quarter of homes sell above list price, with the average sale-to-list ratio just under 100 percent. Homes are moving in under a month on the market, and roughly half go off-market within two weeks, pointing to a clear seller’s market. Even with more new listings, pending sales are slightly below last year, so conditions can feel different from one price range or area to another.
