September’s finalized data reported the typical value of a home in the county to be $298,000—up 7.58% over the previous 12 months. For comparison, state-level data pegged home values at $402,800 in Alaska for the most recent reporting period. That number is expected to float around $402,750 in October.
Southeast Fairbanks Census Area had 10 new listings and 9 listings that went under contract in September, decreasing the area’s total available inventory to 47—down 18.97% from the previous month. Inventory is projected to have further decreased in October.
Of those 47 active listings, 21.28% reduced their price in the month of September. The median listing price for homes in Southeast Fairbanks Census Area fell 19.11% from August to September, bringing the current median listing price to $262,500. Based on projected data for October, listing prices may continue to fall.
