Inventory in Arkansas County has expanded sharply, with active listings up more than 40 percent year over year to 43 and months of supply swelling to 18.8, far above the state’s 4.5 months. Contract activity is more muted, as homes sold dropped about 70 percent from a year ago and only 2 closings were recorded in May, even though pending sales ticked up from April.

Pricing is adjusting to this looser environment, with the median list price down more than 17 percent year over year and typical home values slipping slightly compared with last May. At the same time, sellers who do find buyers are still achieving an average sale-to-list ratio above 96 percent, and none of the recent sales closed above asking.

Conditions on the ground feel slower, with a median of 58 days on market and nearly half of listings still going off market within two weeks, pointing to a split between well-priced homes and those that sit. With new listings surging more than 80 percent month over month while closings fall, buyers have increased negotiating power and sellers must price strategically.
