Year-over-year, Arkansas home values have edged up while listing prices have risen a bit faster. Typical home value in August 2026 is about 2 percent higher than a year ago, and the median list price is up just over 3 percent. At the same time, homes are taking slightly longer to sell, with median days on market up modestly compared to last year.
In the latest monthly snapshot, supply has grown noticeably while sales activity has cooled. Active listings are up around 6 percent from a year ago, and months of supply has climbed to 5.3, rising more than 60 percent year-over-year and moving the state into a neutral market. Homes sold and new listings are both down compared with last August, signaling softer demand and a slower pace of fresh inventory coming to market.
Pricing power has eased slightly, but sellers are still achieving close to their asking prices. Only about 11 percent of homes are selling above list, a bit lower than last year, and the average sale-to-list ratio is just over 97 percent. A typical home is spending close to two months on the market, giving buyers more time and options than in a tight seller’s market.
