Market gauge is calculated using active listings and pending sales from the most recently available reporting period (May 2026).

Year-over-year trends in Baxter County show a market with rising prices but shifting activity. Typical home values are up about 4 percent from last year, while the median list price has climbed nearly 15 percent. At the same time, the number of homes sold has dropped about 17 percent compared with a year ago.

Looking at May 2026 specifically, the typical home value was about $239,000, with a median list price near $287,000. Inventory stood at 391 active listings and about 5.7 months of supply, placing Baxter County in a soft seller’s market compared with Arkansas overall, which has about 4.5 months of supply.

Activity indicators highlight a market that is not overheated but still moving. Homes spent a median of 49 days on the market in May, down from earlier in the year, and roughly one in four listings went off the market within two weeks. About 19 percent of homes sold above list price, and the average sale-to-list ratio was just over 98 percent, so pricing remains close to asking. Buyers can use these trends to gauge how aggressively to bid, while sellers can fine-tune their pricing and timing, and Agent Pronto can connect both sides with a local agent who understands these dynamics.

Learn more about what Baxter County has to offer.

Baxter County offers residents an inviting blend of abundant outdoor recreation, scenic lakes and rivers, and a close-knit community with convenient access to services and year-round events.

Baxter County stands out from nearby Ozark communities with its strong connection to the White River and Norfork Lake, which shape both daily life and local identity. The county’s hub, Mountain Home, feels like a true regional center, offering medical services, shopping, and schools while still keeping a small-town rhythm.

Outdoor life is a year-round theme. Anglers prize the White River and Norfork Lake for world-class trout and bass fishing, and families head to Bull Shoals-White River State Park for camping and river access. In town, Hickory Park and local sports complexes give residents recreation options close to home.

Community ties run deep. Seasonal festivals, local diners, and high school games make it easy for newcomers to feel included. The Mountain Home School District and nearby North Arkansas College support education and workforce training, while the Donald W. Reynolds Library anchors arts and learning for all ages.

Housing here ranges from lakefront retreats and river cabins to in-town neighborhoods close to healthcare and shopping. With interest in retirement, remote work, and second homes growing, timing and preparation matter more than ever. Whether you are getting your Baxter County property ready to list or hoping to secure the right home in a competitive segment, Agent Pronto can connect you with a knowledgeable local agent to guide both buyers and sellers.

“I was amazed you found an agent to handle the sale of my property mere hours after I contacted you very late in the evening.
