December’s finalized data reported the typical value of a home in the county to be $260,000—up 26.89% over the previous 12 months. For comparison, state-level data pegged home values at $270,400 in Arkansas for the most recent reporting period. That number is expected to float around $271,550 in January.
Boone County had 38 new listings and 30 listings that went under contract in December, decreasing the area’s total available inventory to 142—down 0.7% from the previous month. Inventory is projected to have further decreased in January.
Of those 142 active listings, 16.9% reduced their price in the month of December. The median listing price for homes in Boone County grew 10.87% from November to December, bringing the current median listing price to $254,950. Based on projected data for January, listing prices may continue to grow.
The number of days that homes have been on the market prior to going under contract rose year-over-year. In December 2025, the median time for a listed property to go pending was 13 days, compared to -32 days in December 2024.
