Year over year, Boone County home values are almost flat, with the typical home value edging up less than 1 percent. List prices, however, have climbed sharply, rising about 29 percent from a year ago. Active listings are slightly higher than last June, while homes sold are down a bit.

In June 2026, the median list price reached about $316,000, while the typical home value was around $224,000, highlighting a gap between asking and underlying values. The market is classified as a seller’s market with roughly 4.2 months of supply, which is slightly leaner than the statewide figure of 4.7 months in Arkansas. Homes are taking longer to sell than a year ago, with a median of 44 days on market, and only about 12 percent of sales closing above the list price.

Momentum has shifted somewhat from earlier in the year, as homes sold in June fell more than 20 percent from May and new listings also pulled back, even as pending sales are up nearly 50 percent from last year. Compared with the state overall, Boone County has lower typical home values than Arkansas but a similar level of inventory, giving buyers some choices without overwhelming supply.
