Year over year in Clark County, typical home values have dipped slightly, while list prices have climbed. Active listings are up strongly from last year, and months of supply has surged, underscoring a clear buyer’s market. Even with more choices, fewer homes have sold compared with a year ago.

In July 2026, the typical home value was around $219,000, with a median list price just under $195,000. Homes sold at about 95 percent of list price on average, and none closed above asking.

Conditions currently favor buyers, with about 9.6 months of supply compared with roughly 5.1 months at the state level in Arkansas. Inventory has grown to 150 active listings, yet only 15 homes closed in July and just 8.5 percent went under contract within two weeks, pointing to slower-moving demand. At the same time, median days on market fell sharply to 67 days from much higher levels earlier in the year, suggesting that well-priced homes can still attract attention.
