Year-over-year, Clark County’s typical home value has moved lower, down nearly 14 percent, while the median list price is roughly flat. Active listings, however, have climbed by about 35 percent compared with last May, giving buyers more options. Homes are taking much longer to sell than a year ago, with median days on market up sharply.

Looking at May 2026 specifically, the median sale price was about $129,000 and the median list price sat near $226,000, reflecting a sizable gap between what sellers ask and what buyers are paying. Inventory reached 139 active listings and months of supply rose to 8.6, well above the 4.5 months seen across Arkansas, underscoring Clark County’s position as a buyer’s market.

Sales activity has cooled, with homes sold down slightly from last year and pending sales off by about 12 percent, even as new listings increased nearly 19 percent year over year. Only about 14 percent of homes sold above list price in May and the average sale-to-list ratio was under 94 percent, signaling that many sellers are negotiating.
