Clay County home values have moved up noticeably over the past year, with the typical home value now around $169,500, more than 20% higher than a year ago. List prices have also climbed at a double-digit pace year over year, even though the latest median list price of about $138,000 has edged down compared with last month. Compared with Arkansas overall, Clay County remains more affordable, with state-level prices sitting closer to $284,000.

Recent monthly numbers show a market that is active but not overly rushed. Homes are taking a median of 77 days to sell, yet that is far quicker than earlier this year when many listings sat for well over 100 days. Inventory has grown, with about 111 active listings and months of supply up to 6.1, placing the area in buyer’s market territory versus roughly 4.7 months statewide.

Sales activity has softened, with homes sold down sharply from last month and from a year ago, while new listings have also fallen compared with last year. Even so, pending sales are running above year-ago levels, and a larger share of properties, about 15%, are now closing above their list price, reflecting pockets of strong demand. With an average sale-to-list ratio just under 95% and conditions favoring negotiation, local expertise matters.
