Craighead County is seeing fewer homes on the market than a year ago, with active listings down nearly one fifth even as they dipped slightly month over month. New listings also declined year over year, yet contract activity has picked up, with pending sales jumping more than 20 percent from May and over 25 percent from last year. With months of supply tightening to about three months, conditions lean toward sellers even as buyers have more to choose from than in some past peaks.

Home values are adjusting as this inventory and demand balance shifts. The typical home value in June was down modestly from May and about six percent lower than a year earlier, while the median list price has also edged down both month over month and year over year. Sellers are conceding a bit on pricing, with the average sale-to-list ratio just under 97 percent and the share of homes selling above list sliding from the prior month.

Homes are still spending about two months on the market, noticeably faster than earlier in the year when marketing times were closer to three months or more. Compared with Arkansas overall, Craighead County’s typical sale price sits below the state median, while the local supply is tighter than the state’s roughly four and a half months of inventory, reinforcing its seller-leaning status.
