Inventory in Craighead County has tightened, with active listings down more than 5 percent from last month and over 20 percent lower than a year ago. Contract activity is mixed, as homes sold are down more than 30 percent year over year while pending sales have ticked up more than 12 percent since April. Homes are also moving more quickly than a year ago, with the median days on market down sharply, even though it is still around two months from listing to contract.

Months of supply has edged up slightly over the past year to about three and a half months, keeping Craighead County in seller’s market territory and tighter than Arkansas overall, which sits closer to four and a half months. Local prices also run below the statewide median sale price, which may appeal to value-focused buyers.
