Market gauge is calculated using active listings and pending sales from the most recently available reporting period (May 2026).

Crawford County is seeing steady inventory with 250 active listings in May, essentially flat from the prior month and only slightly above last year. Contract activity is healthy, with 77 pending sales up sharply nearly 19 percent year over year, even as closed sales dipped month over month to 66 but remain up more than 47 percent from a year ago.

Prices are adjusting as demand and supply move, with the typical home value near $228,000, down about 2 percent from April yet still about 1 percent higher than last year. Sellers are testing higher price points, as the median list price climbed more than 7 percent from the previous month and about 2 percent over last year, while the average sale-to-list ratio edged up to just over 99 percent, showing buyers are paying close to asking.

Pace of sales has moderated, with homes taking a median of 34 days to go under contract, slightly faster than last month but noticeably slower than some periods over the past year. Even so, only 2.5 months of supply keeps Crawford County in a seller’s market compared with about 4.5 months statewide in Arkansas, and roughly one in six homes is still selling above list price. Buyers and sellers who want to navigate these shifting conditions can turn to Agent Pronto to connect with a local agent who understands this market’s dynamics.
