Buyers in Polk County are seeing a sizable number of options, with 136 homes on the market and 23 new listings in March 2026. Contract activity is picking up, as pending sales are up 66.67% year over year with 25 homes under contract. Even with that stronger pipeline, months of supply is high at 12.4, pointing to a neutral environment where neither side has a clear upper hand.

Price trends are moving in different directions for listed homes versus overall values. The typical home value is about $150,000, down 43.71% from last year and 9.09% from the prior month, while the state of Arkansas sits much higher at roughly $270,400. At the same time, sellers are asking more for properties currently on the market, with the median list price jumping 35.0% month over month to $270,000, and projections show it could reach about $305,000 in April.

Time on market has stretched, with the median home taking 238 days to sell, up more than a third from a month ago and 37.57% higher than last year. Only about 9% of homes are selling above asking, and the average sale-to-list price ratio is around 0.91, aided by price cuts on roughly 17% of listings.
