Market gauge is calculated using active listings and pending sales from the most recently available reporting period (Jul 2026).

Inventory in Polk County has expanded, with active listings up nearly 10 percent from last month and more than 17 percent over the past year. New listings jumped about 37 percent month over month, signaling that more homeowners are deciding to test the market. Even with more options, homes sold held steady at 19 for the month, and pending sales climbed over 40 percent from June, suggesting buyers are still engaging but taking their time.

Prices are adjusting to this higher supply. The typical home value sits around $174,000 and is up just over 50 percent compared with a year ago, even after a notable drop from June’s level. Sellers are also listing higher, with the median list price up roughly 41 percent year over year, though the average sale-to-list ratio is just above 92 percent, showing buyers often negotiate below asking.

Homes are taking much longer to sell than they did a year ago, with the median days on market stretching to about 105 days and months of supply up sharply to 9.3, well above the Arkansas-wide figure of 5.1 months. That combination points to a clear buyer’s market locally, giving purchasers more leverage and time to decide. In a shifting environment like this, Agent Pronto can connect both buyers and sellers with an experienced Polk County agent who understands how to navigate today’s conditions.
