February’s finalized data reported the typical value of a home in the city to be $172,000—down 19.06% over the previous 12 months. For comparison, county-level data pegged home values at $200,000 in White County for the most recent reporting period. That number is expected to float around $190,500 in March.
Searcy had 29 new listings and 28 listings that went under contract in February, increasing the area’s total available inventory to 79—up 5.33% from the previous month. Inventory is projected to have further increased in March.
Of those 79 active listings, 15.19% reduced their price in the month of February. The median listing price for homes in Searcy grew 34.03% from January to February, bringing the current median listing price to $249,900. Based on projected data for March, listing prices may continue to grow.
The number of days that homes have been on the market prior to going under contract has been fairly steady year-over-year. In February 2026, the median time for a listed property to go pending was 40 days, compared to 38 days in February 2025.
