Year-over-year, Stone County’s typical home value has moved lower, while listing prices have inched up. Homes are spending far more time on the market than a year ago, and inventory has expanded sharply. Homes are taking a median of 116 days to sell, yet that is a sharp improvement from June, and only about one in ten goes under contract within two weeks. Supply has stretched to roughly 14 months, far above the statewide level of just over five months, and no homes sold above their list price in July, with sellers receiving about 94 percent of asking on average.
