Inventory and contract activity in Yell County show a market tilting toward buyers, with 75 active listings in June and months of supply at 4.7, matching the statewide level but down sharply from a year ago. New listings jumped more than 30 percent from May even as active listings remain slightly lower than last year, indicating more fresh options cycling onto the market.

Pricing has been volatile month to month, with the typical home value falling sharply from May yet sitting only modestly lower than a year ago. At the same time, the median list price has climbed more than 14 percent year over year, and the average sale-to-list ratio has edged up to about 95 percent, showing sellers still achieving most of their asking price even without widespread bidding above list.

Homes are taking longer to sell than earlier in the year but show improvement compared with prior months, with the median days on market dropping by roughly half since May to around 72 days.
