Year-over-year, Calaveras County’s housing market has grown more active and somewhat more affordable than the wider state. Typical home values are up about 8% from last year, outpacing California overall, while the median list price is slightly lower than a year ago. Inventory has expanded sharply, with active listings up nearly 49%, and months of supply up about 79%, signaling more options for buyers. Homes sold have also climbed roughly 33% year over year, and new listings jumped more than 70%, pointing to stronger participation from both sides of the market.

Looking at July 2026 specifically, prices eased back from early-summer peaks even as activity stayed solid. The typical home value was about $484,000, down modestly from June, while the median list price dipped to around $479,000. Buyers had plenty to choose from with 605 active listings and a relatively high seven months of supply, consistent with a neutral market balance. At the same time, 149 new listings and 113 pending sales in July show that homes are still changing hands at a healthy pace.

Conditions on the ground reflect this mix of opportunity and selectivity. Homes spent a median of 46 days on the market in July, longer than in June, and only about 18% sold above list price, with the average sale-to-list ratio at roughly 96%. These signals suggest buyers may have more room to negotiate, while sellers still benefit from steady demand.
