California is currently tilted toward sellers, with conditions labeled as a seller's market. Months of supply is relatively lean at 3.3, suggesting inventory is not keeping up with demand. Homes are taking a median of 43 days to sell, which reflects steady but not frantic activity.
Home values and prices show modest shifts rather than big swings. The typical home value is about $760,000, with a slight month-over-month dip but a small year-over-year gain, signaling generally stable prices. Median list prices are nearly flat compared with last year, and the share of homes selling above list has risen to roughly one-third, reinforcing that well-priced properties still attract strong offers.
On the supply side, active listings are down compared with a year ago, and new listings have also edged lower, which tightens options for buyers. Demand is holding up, with homes sold ticking slightly higher year over year, even as pending sales have eased a bit. Nearly one-third of homes go under contract within two weeks, and the average sale-to-list ratio is just under 100 percent, pointing to limited room for deep discounts.
