East Rock’s rolling three-month data through May 2026 shows a sharp rise in prices compared with a year ago. The typical home value is up more than 20 percent year over year, far outpacing the roughly 2 percent gain seen across New Haven as a whole. Homes are also selling at a premium, with the average sale-to-list ratio now above 105 percent and nearly two-thirds of sales closing above the asking price.

Inventory and activity have both expanded in this latest period, giving buyers more options even as prices climb. Active listings are up more than 30 percent from a year earlier, while new listings have grown by over 40 percent and pending sales have surged nearly 60 percent year over year.

Conditions still lean toward sellers, with about 3.9 months of supply in East Rock compared with 3.3 months citywide, and homes spending a median of 38 days on the market in the latest rolling three months. Strong demand is also evident in the increase in homes sold, which is up more than 30 percent from a year ago in this window.
