Inventory in Connecticut has edged up, with active listings rising slightly from last month and a bit more than a year ago. New listings are essentially flat year over year, which means most of the small inventory growth is coming from homes staying on the market a bit longer. Pending sales have slipped compared with last year, suggesting buyers are being somewhat more selective even as homes sold have held steady.
Prices are adjusting to these conditions. The typical home value is up more than 4 percent from a year ago, but it dipped more than 5 percent compared with August, indicating sellers may be tempering expectations after the summer peak.
Days on market sit at 40, unchanged from both last month and last year, so homes are moving at a consistent pace despite shifting prices. Months of supply has climbed about 9 percent year over year to 2.4, yet it still reflects a seller’s market where inventory does not fully meet demand. Over half of homes are selling above list price and the average sale-to-list ratio is just over 102 percent, showing that well-priced properties continue to attract strong offers.
