Inventory in Connecticut has edged down, with active listings slipping slightly from June to July and also trending a bit lower than a year ago. New listings and pending sales have both dipped month over month, signaling a modest slowdown in fresh supply and contract activity. Homes sold are roughly flat from June and only slightly below last year, suggesting steady demand despite fewer options.
Prices are responding with only minor adjustments so far. The typical home value is up more than 5 percent compared with last July, even though median list prices have eased slightly from the prior month while still sitting above last year. Sellers continue to hold the upper hand with just 2.2 months of supply, down from a year ago and consistent with a seller’s market.
Time on market has held at about 39 days for several months, indicating that well-priced homes still move at a predictable pace. More than half of recent sales closed above the asking price, and the average sale-to-list ratio is just over 102 percent, both higher than a year ago and reinforcing the strong negotiating position for sellers. Buyers, on the other hand, are contending with limited supply and quick decisions, making guidance especially valuable.
