For comparison, county-level data pegged home values at $343,000 in Clay County for the most recent reporting period. That number is expected to float around $336,050 in May.

Green Cove Springs had 31 new listings and 18 listings that went under contract in April, increasing the area’s total available inventory to 74—up 21.31% from the previous month. Inventory is projected to have further increased in May.

Of those 74 active listings, 29.73% reduced their price in the month of April. The median listing price for homes in Green Cove Springs fell 0.56% from March to April, bringing the current median listing price to $354,990. Based on projected data for May, listing prices may continue to fall.

The number of days that homes have been on the market prior to going under contract rose sharply year-over-year.
