Florida’s home values are edging higher than a year ago, with the typical home value up 1.96% to about $417,100. At the same time, buyers have seen inventory tighten, with homes for sale down 13.55% year over year even as pending sales have climbed 14.47%, signaling stronger demand.
In March 2026, the median list price stood near $441,800, while homes typically spent 77 days on the market, up 18.46% from last year but down 7.23% from the prior month. Sellers are adjusting to conditions, with about 31% of listings seeing a price drop and homes selling for roughly 96.4% of list price in what is still labeled a seller’s market at a gauge of 38.
Looking at supply, Florida had around 162,555 active listings and 46,861 new listings in March, translating to about 4.8 months of supply and 43,229 pending sales. Projections for April 2026 suggest typical home values could reach about $419,350, with the median list price near $440,550 and inventory easing to roughly 159,630 homes, reinforcing a modestly tighter market.
