Year-over-year, Florida’s housing market shows modest price growth alongside stronger sales activity. Typical home values are up about 2 percent compared to last May, while homes sold have climbed nearly 10 percent and pending sales are higher by roughly 11 percent, pointing to more buyers successfully moving forward.
In the latest May 2026 snapshot, the typical home value sits just under $400,000, with a median list price slightly higher and a median price per square foot around $225. Inventory has tightened over the past year, with active listings down nearly 10 percent and months of supply trending lower to about 5.3 months, signaling fewer options than last summer.
Momentum has shifted gradually over recent months, as closed sales and new listings have both edged up since early spring while homes still take about 69 days to go under contract. Only around 8 percent of properties are selling above list price and the average sale-to-list ratio is about 96 percent, so sellers are often negotiating from their initial asking price. I had either just stepped outside our front door or I had just pulled in when I saw her walking in front of our house and she was smiling and carrying corn 🌽 husks.
