The typical home value in the Atlanta, GA metropolitan area is projected to be $374,050 for the month of November. October’s finalized data reported the typical value of a home in the metro to be $374,450—up 2.86% over the previous 12 months.

The greater Atlanta metro had 6,721 new listings and 4,815 listings that went under contract in October, increasing the area’s total available inventory to 21,089—up 2.13% from the previous month. Inventory is projected to have further increased in November.

Of those 21,089 active listings, 28.22% reduced their price by a median of $10,000 in the month of October. The median listing price for homes in Atlanta fell 1.29% from September to October, bringing the current median listing price to $384,000. Based on projected data for November, listing prices may continue to fall.

The number of days that homes have been on the market prior to going under contract has been fairly steady year-over-year. In October 2023, the median time for a listed property to go pending was 21 days, compared to 19 days in October 2022. In recent months the median number of days from listed to pending appears to be steady. That trend is predicted to have carried through to November.
