Listings and contract activity in Winnebago County picked up in April, with active listings edging up from March and sitting about mid–single digits higher than a year ago. Homes sold and pending sales both increased month over month, even as new listings changed very little and were slightly lower than last year, keeping overall supply tight.

Pricing is reflecting this push-and-pull between demand and limited new inventory, as the typical home value is up from a year ago while the median list price has jumped by a double‑digit percentage over the same period. At the same time, months of supply is just over one month and lower than both last month and last year, indicating leaner inventory than the statewide level, where Illinois sits at about three months of supply.

Speed and bidding patterns show a nuanced picture, with homes now taking a bit longer to sell than last year but still moving quickly at a median of just 10 days on market.
