Illinois is currently tilted toward sellers, with conditions measured as a seller's market at a gauge of 36. Limited supply is a key factor, with only 2.9 months of inventory available. Homes are also taking a bit longer to sell, with a median of 52 days on the market.
Home values have risen compared with a year ago, as the typical home value is up about 7 percent year over year while the median list price has climbed by a similar margin. At the same time, the share of homes selling above the asking price has edged slightly lower over the past year and fallen more sharply month to month, now at about one-third of sales. Active listings have inched up both month over month and year over year, and months of supply have also increased slightly, signaling a touch more breathing room for shoppers even as sellers still hold the advantage.
Sales activity shows a bit of cooling, with homes sold and pending sales both down modestly from a year ago. New listings have grown slightly over the past year, and the average sale-to-list ratio hovers just under 100 percent, indicating buyers and sellers are finding common ground on pricing.
