February's finalized data reported the typical value of a home in the county to be $217,250—down 19.54% over the previous 12 months. For comparison, state-level data pegged home values at $286,900 in Kansas for the most recent reporting period. That number is expected to float around $290,100 in March.
Ford County had 15 new listings and 13 listings that went under contract in February, and this decreasing trend left the area's total available inventory at 109—down 2.68% from the previous month. Inventory is projected to decrease in March.
Of those 109 active listings, 18.35% reduced their price in the month of February. The median listing price for homes in Ford County grew 51.06% from January to February, bringing the current median listing price to $355,000. Based on projected data for March, listing prices may continue to grow.
The number of days that homes have been on the market prior to going under contract fell year-over-year. In February 2026, the median time for a listed property to go pending was 130 days, compared to 200 days in February 2025. In recent months the median number of days from listed to pending appears to be decreasing. That trend is predicted to have carried through to this March.
