Year over year, Kansas home values and asking prices have both pushed higher, with the typical home value and median list price each rising about 5 percent. At the same time, homes sold are up more than 8 percent from last June, signaling stronger closed-sale activity even as new listings have slipped slightly.

In the latest June 2026 snapshot, buyers are seeing a median list price around $287,000 and a typical home value just over $304,000. Inventory is relatively lean at about 9,600 active listings and only 2.3 months of supply, which is sharply lower than a year ago and consistent with the state’s seller’s market reading.

Properties are spending a median of 26 days on the market, unchanged from recent months, and roughly 43 percent are going under contract within two weeks. With about 22 percent of homes selling above list price and the average sale-to-list ratio near 99 percent, negotiation room is limited, making it especially useful for both buyers and sellers to have an Agent Pronto–recommended agent guiding each step.
