Market gauge is calculated using active listings and pending sales from the most recently available reporting period (Jun 2026).

Inventory in Neosho County has tightened noticeably, with active listings down over 50% from last year and sitting at just 20 homes in June. Contract activity has cooled as well, as homes sold dropped by nearly half year over year and pending sales are down almost 18%. New listings are also lower than a year ago, though they did tick up modestly from May, signaling a slower but still moving pipeline of properties.

Price trends show clear downward pressure. The typical home value fell more than 60% compared with last June, and the median list price is down by about a third year over year, reflecting sellers adjusting expectations to attract buyers in a smaller pool. Compared with the wider Kansas market, where the median sale price is still rising modestly, Neosho County is seeing a much softer pricing environment.

Even with lower prices, homes that do sell are generally trading close to asking, with an average sale-to-list ratio just under 99% and no recent sales closing above list. Days on market have shortened sharply since May, but a months-of-supply figure above seven points to conditions that lean toward buyers more than sellers. With Neosho County currently labeled a neutral market, both buyers and sellers can benefit from an Agent Pronto–recommended real estate professional who understands these shifting dynamics and can guide them through their next move.

Learn more about what Neosho County has to offer.

Neosho County offers residents a welcoming, close-knit community with strong agricultural roots, thriving small towns, good schools, ample outdoor recreation, and a supportive local economy.

Neosho County combines small town pace with practical access to larger hubs, giving it a distinct feel compared with nearby communities like Allen County or Montgomery County. Centered on Chanute and Erie, the county leans on agriculture, manufacturing, and education, so daily life feels grounded and connected. Housing options range from historic homes near downtown Chanute to acreage outside Saint Paul, often at prices that appeal to both first time buyers and long term residents.

Locals gather at places like Chanute Public Library and the Martin and Osa Johnson Safari Museum, while families make frequent use of Santa Fe Park and the aquatic center. Outdoor time often means fishing or boating at Big Hill Lake or exploring nearby trails. Schools in districts such as USD 413 Chanute Public Schools and USD 101 Erie-Galesburg are a central part of community identity and local events.

Because Neosho County offers a relatively tight inventory of homes, timing and preparation matter. Whether you are listing a farmhouse outside Erie or searching for an in town Chanute bungalow, having the right local agent can help you act quickly and confidently. Agent Pronto connects buyers and sellers with professionals who understand Neosho County’s neighborhoods, pricing, and pace, so you are ready when the right opportunity appears.

“I have never worked with such an amazing & honest Realtor in my life. Jason provided me with so much information I've never ever seen that much before. I truly think if I would of called him at 2am he would of answered. Now I asked him for alot of extra help. Too much truthfully but he would respond almost immediately & if I needed help with something or had a question he was on it & I never was left hanging once. I'm so thankful I found him & he impressed me immediately. I wish every realtor could be like him 1 word "Exceptionalizsm".”
