Market gauge is calculated using active listings and pending sales from the most recently available reporting period (Jun 2026).

Saline County’s housing market shows mixed year-over-year shifts, with typical home values down modestly while listing prices have climbed. Compared with a year ago, the typical home value is slightly lower, but the median list price has risen by more than 5 percent. Inventory has inched up a bit over the past year, while homes sold and new listings are both running below last year’s pace.

June 2026 data highlights how quickly properties are moving and how tight supply has become. Homes spent a median of just 13 days on the market, and months of supply sat at only 1.4, reinforcing the area’s seller’s market status. More than half of listings went off the market within two weeks, and 36 percent of homes sold above list price, with an average sale-to-list ratio just over 100 percent.

Recent monthly trends show rising asking prices alongside slightly softer closed sales. The median list price jumped nearly 8 percent from May to June, yet homes sold dipped a bit and new listings and pending sales only edged up. Compared with statewide conditions, Saline County has a lower typical sale price than Kansas overall and tighter supply than the state’s 2.3 months, giving local sellers some leverage. Buyers still have options as active listings are up from last year, and both buyers and sellers can use Agent Pronto to connect with a local agent who understands these dynamics.

“I have never worked with such an amazing & honest Realtor in my life. Jason provided me with so much information I've never ever seen that much before. I truly think if I would of called him at 2am he would of answered. Now I asked him for alot of extra help. Too much truthfully but he would respond almost immediately & if I needed help with something or had a question he was on it & I never was left hanging once. I'm so thankful I found him & he impressed me immediately. I wish every realtor could be like him 1 word "Exceptionalizsm".”
