For comparison, state-level data pegged home values at $265,500 in Kentucky for the most recent reporting period. That number is expected to float around $265,900 in May.

Adair County had 12 new listings and 12 listings that went under contract in April, decreasing the area’s total available inventory to 42—down 0.0% from the previous month. Inventory is projected to have further decreased in May.

Of those 42 active listings, 28.57% reduced their price in the month of April. The median listing price for homes in Adair County grew 21.35% from March to April, bringing the current median listing price to $219,950. Based on projected data for May, listing prices may continue to grow.
