June’s finalized data reported the typical value of a home in the county to be $279,000—up 17.47% over the previous 12 months. For comparison, state-level data pegged home values at $283,100 in Kentucky for the most recent reporting period. That number is expected to float around $285,350 in July.
Garrard County had 18 new listings and 20 listings that went under contract in June, decreasing the area’s total available inventory to 79—down 2.47% from the previous month. Inventory is projected to have further decreased in July.
Of those 79 active listings, 29.11% reduced their price in the month of June. The median listing price for homes in Garrard County fell 12.68% from May to June, bringing the current median listing price to $284,450. Based on projected data for July, listing prices may continue to fall.

In June 2025, the median time for a listed property to go pending was 73 days, compared to 112 days in June 2024.
