May’s finalized data reported the typical value of a home in the neighborhood to be $157,500—up 5.07% over the previous 12 months. For comparison, city-level data pegged home values at $350,000 in New Orleans for the most recent reporting period. That number is expected to float around $369,000 in June.

Lower Ninth Ward had 25 new listings and 16 listings that went under contract in May, decreasing the area’s total available inventory to 29—down 9.38% from the previous month. Inventory is projected to have further decreased in June.

The median listing price for homes in Lower Ninth Ward fell 17.33% from April to May, bringing the current median listing price to $155,000. Based on projected data for June, listing prices may continue to fall.

The number of days that homes have been on the market prior to going under contract rose sharply year-over-year. In May 2025, the median time for a listed property to go pending was 170 days, compared to 151 days in May 2024. However, in recent months the median number of days from listed to pending appears to be falling. That trend is predicted to have carried through to this June.
