Year-over-year, Louisiana home values have inched up, with the typical home value and median sale price both a bit higher than last June. Median list prices are also up over the past year, while the share of homes selling above list has edged down, signaling slightly less intense bidding.

Looking at the latest monthly snapshot for June 2026, the typical home value sits close to the median list price, and the average sale-to-list ratio is just under 97 percent, indicating that many homes close slightly below asking. Median days on market hold at 59, and about 22 percent of homes go off the market within two weeks, pointing to a mix of quick sales and more patient listings.

On the inventory side, active listings are down compared with last year, as are new listings, but months of supply is just under five months, aligning with a neutral market balance between buyers and sellers. Pending sales have risen modestly year-over-year even as closed sales have changed little, suggesting steady demand working through the pipeline.
