September’s finalized data reported the typical value of a home in the city to be $347,500—up 10.32% over the previous 12 months. For comparison, county-level data pegged home values at $340,000 in Hampden County for the most recent reporting period. That number is expected to float around $330,000 in October.
Agawam had 27 new listings and 32 listings that went under contract in September, decreasing the area’s total available inventory to 38—down 13.64% from the previous month. Inventory is projected to have further decreased in October.
Of those 38 active listings, 34.21% reduced their price in the month of September. The median listing price for homes in Agawam fell 2.75% from August to September, bringing the current median listing price to $350,000. Based on projected data for October, listing prices may continue to fall.
