Massachusetts home prices are slightly higher than a year ago, with the typical home value up less than 1 percent year over year in May 2026. Median list prices are also inching up, rising under 1 percent from last May. At the same time, inventory has grown more noticeably, as active listings increased by nearly 14 percent year over year.

Conditions in the latest month reflect a market that still leans toward sellers but offers buyers more choices than last year. Months of supply sits at 2.5, which is higher than a year ago but down sharply from April, keeping Massachusetts in seller’s market territory. Homes are spending a median of 27 days on the market, unchanged from recent months, and about 41 percent of sales are closing above the list price.

Recent activity has picked up, with homes sold up nearly 6 percent month over month and more than 1 percent year over year, while pending sales jumped almost 11 percent from last May. New listings are also trending modestly higher than a year ago, and the average sale-to-list ratio is essentially at 100 percent, showing sellers are still achieving near-asking prices.
