Massachusetts home values in July 2026 were almost flat compared with a year earlier, even as listing prices edged a bit higher. Active listings were up by about 11 percent year over year, and homes sold increased modestly as well. Months of supply climbed more than 17 percent over the past year, signaling somewhat more breathing room than last summer.
Looking at the latest monthly snapshot, the typical home value in Massachusetts slipped slightly from June, while the median list price also ticked down. Buyer activity held fairly steady, with homes sold up just over 1 percent from the prior month even as pending sales dipped by about 4 percent.
Inventory and speed tell an interesting story. There were nearly 20,000 active listings in July, yet the median time on market held at 27 days, triple what it was a year ago but unchanged for several months, and months of supply stayed tight at 2.5. Roughly 41 percent of homes still sold above list price and the average sale-to-list ratio hovered just over 100 percent, underscoring that sellers still have an edge in what is classified as a seller’s market.
