Massachusetts home prices in September 2026 were modestly higher than a year earlier, with the typical home value up about 2 percent year over year. Median list prices showed only slight annual growth, suggesting price gains have cooled from earlier in the cycle. At the same time, inventory expanded, as active listings rose nearly 18 percent compared with last year.
Looking at the latest month, buyers saw more options but slightly softer pricing. Active listings climbed almost 4 percent from August, while the median sale price dipped a bit month over month and homes sold were down slightly. Months of supply edged up to 2.8, almost 47 percent higher than a year ago, yet still low enough to lean toward sellers overall. Typical homes spent about 29 days on the market, just a touch longer than last year, signaling a bit more breathing room for many buyers.
Demand is showing some mixed signals, with pending sales down nearly 10 percent year over year even as new listings posted a small annual increase. Roughly 37 percent of homes sold above list price in September and the average sale-to-list ratio hovered just under 100 percent, both slightly lower than a year ago but still indicating strong seller leverage.
