Marshfield’s rolling three-month figures show a market that has cooled from last year’s intensity. Typical home values are down about 18% year over year, while the share of homes selling above list price has fallen from more than half of sales to about 30%. At the same time, months of supply has surged from roughly 1.5 a year ago to 5.6, signaling much more inventory relative to sales.

Sellers should note that sales volumes have dropped sharply, with homes sold down roughly 32% compared with a year ago and pending sales also lower, so standing out on price and presentation matters more. Buyers, on the other hand, can negotiate in a setting with more supply and fewer bidding wars, even as list prices have risen about 10% year over year.
