Biloxi’s rolling three-month snapshot shows a market with more options and steady movement. Active listings are up slightly year over year, sitting at 452, while new listings have also inched higher. Even with that added inventory, around 160 homes went under contract during the period, and 147 closed.
Pricing has been pushing higher over the past year in this rolling window. The typical home value is up more than 18 percent year over year to about $300,300, while the median list price is also higher than a year ago, though it has eased month to month. More homes are closing near asking price, with the average sale-to-list ratio around 97.5 percent and a modestly higher share selling above list.
