Housing activity in Biloxi is captured here as a rolling three‑month view through April 2026, and inventory is relatively steady. Active listings are roughly flat compared with a year ago, while homes sold are down more than 14 percent year over year. New listings have fallen about 15 percent from last year, yet pending sales are only slightly lower than a year ago, suggesting buyers are still engaging when the right homes appear.

Pricing is responding in different ways on the list and sale sides. The median list price is up more than 15 percent year over year, while the typical home value has slipped slightly compared with a year ago. The average sale-to-list ratio is just under 97 percent, so many sellers are accepting modest discounts from asking prices. With more inventory than in the recent past and slower pacing, buyers have a bit more room to evaluate options, while sellers need sharper pricing and marketing.
