Mobile’s housing market is seeing more options for shoppers, with about 690 homes on the market in March. Inventory rose roughly 10 percent from the prior month, and new listings jumped more than 24 percent year over year to 317, giving buyers more to consider. Even with that increase, the area still sits in a seller’s market, backed up by 262 homes going under contract and a market gauge reading of 26.
Pricing is adjusting to this activity, with the typical home value at about $233,250 in March, down 4.8 percent from last year but up just over 6 percent from the prior month. Sellers are also asking more, as the median list price climbed nearly 16 percent month over month to $249,000, and projections for April point to a typical home value of roughly $239,875 and a median list price around $266,000.
Homes are taking some time to move, spending a median of 52 days on the market, which is still about 37 percent longer than a year ago even after a modest monthly speedup. Roughly 30 percent of listings saw a price drop, and sellers on average received about 97 percent of their asking price, with just over 21 percent of homes selling above list. Compared with Mobile County overall, where the typical home value is close to $239,900, city prices sit slightly lower, which can draw in cost-conscious buyers.
