October’s finalized data reported the typical value of a home in the county to be $130,000—up 126.09% over the previous 12 months. For comparison, state-level data pegged home values at $264,400 in Mississippi for the most recent reporting period. That number is expected to float around $264,900 in November.
Chickasaw County had 2 new listings and 4 listings that went under contract in October, decreasing the area’s total available inventory to 19—down 20.83% from the previous month. Inventory is projected to have further decreased in November.
Of those 19 active listings, 10.53% reduced their price in the month of October. The median listing price for homes in Chickasaw County grew 106.64% from September to October, bringing the current median listing price to $309,750. Based on projected data for November, listing prices may continue to grow.
The number of days that homes have been on the market prior to going under contract rose year-over-year. In October 2025, the median time for a listed property to go pending was 22 days, compared to -164 days in October 2024.
