Inventory in Chickasaw County has thinned out over the past year, with active listings down more than 20 percent even as Mississippi overall has added inventory. Contract activity has slowed sharply, as homes sold, new listings, and pending sales are each down roughly two-thirds year over year, leaving only one closing and one pending sale in April.

Prices are reacting to this low transaction volume with noticeable volatility. April’s typical home value is up more than 25 percent from a year ago and jumped over 35 percent from March, while the median list price has surged even faster, nearly tripling year over year.

Median days on market stretched to about three months in April, and months of supply has soared to more than four times the statewide level, reinforcing Chickasaw County’s status as a clear buyer’s market.
