Inventory in Franklin County has inched up, with active listings rising about 21 percent from last month to 17 homes. New listings also increased sharply, up about two-thirds month over month, signaling more owners are testing the market. At the same time, pending sales climbed by 50 percent, but closed sales slipped from five in March to three in April, showing a slower follow-through from listing to closing.

Pricing has been volatile over recent months. The median sale price dropped about 39 percent from March to roughly $62,800, yet it is still running far above levels seen at some points last year. Sellers are also adjusting expectations, with the median list price falling about 19 percent from the prior month and nearly 30 percent compared with a year ago, helping align asking prices more closely with current demand.

Homes are taking less time to sell than just a month ago, with median days on market falling from 78 in March to 55 in April, even though that is still much slower than many parts of Mississippi overall. With about four months of supply compared with 4.5 months statewide and an average sale-to-list ratio just under 92 percent, buyers often have room to negotiate while sellers still see steady interest.
