Hancock County is currently tilted toward sellers, with the local gauge at 43 and still labeled a seller’s market. Inventory has risen to 473 active listings, yet months of supply has dropped to 6 from higher levels earlier in the year. Homes are also selling faster, with median days on market falling sharply month over month from 75 in March to 52 in April.

Pricing shows a mixed picture but leans slightly upward for homeowners. The typical home value is about $291,000, edging up compared with last month and a bit higher than the statewide median of roughly $269,000. List prices, however, have moved down noticeably from a month earlier, and very few homes are now closing above their list price, with the share sold above list slipping to under 2 percent.

Activity has picked up this spring, with homes sold jumping more than a third from March to April and new listings and pending sales also seeing strong month-over-month gains. Even so, closed sales and new listings are both down compared with a year ago, and Hancock County still carries more inventory and longer market times than the Mississippi average of 4.5 months of supply. These cross-currents create opportunities for buyers to negotiate while still rewarding well-priced listings.
