Inventory in Lauderdale County has been edging higher, with active listings up about 19 percent from last year and sitting just under 200 homes in April. New listings also rose nearly 28 percent year over year, while pending sales jumped more than 69 percent, pointing to stronger contract activity. Homes sold are still very few in number, but closings more than doubled compared with a year ago, and the area is still classified as a seller’s market overall.

Pricing is moving in different directions depending on whether you look at asking or closing figures. The typical home value, based on recent sales, is down sharply from a year ago, falling by more than 30 percent, while the median list price has climbed over 40 percent in that same period.

Time on market has shortened notably, with the median days on market dropping from 141 days in March to 46 days in April, suggesting that many homes are finding buyers more quickly. Even with this faster pace, months of supply remains extremely high at more than 80 months, far above the roughly 4.5 months seen statewide in Mississippi, which can give buyers more options and leverage. Most recent sales have closed below list price, as shown by an average sale-to-list ratio under 83 percent and no sales above asking in April.
