Market gauge is calculated using active listings and pending sales from the most recently available reporting period (Jul 2026).

Year-over-year, Oktibbeha County’s typical home value has moved higher, rising faster than the statewide gain, even as the latest monthly figure dipped sharply from June. Listing prices have accelerated even more, jumping over the past year at a rate that outpaces the 7.31 percent rise in Mississippi’s median sale price.

In July 2026, only three homes sold and six new listings came on the market, but new listings were up dramatically from a year ago while closed sales grew more modestly. Active inventory nearly tripled compared with last year, yet the market gauge still points to a seller’s market, indicating demand is keeping up with the expanded choices.

Conditions on the ground show a mixed speed profile, with the median days on market down from last month and far below year-ago levels, even as months of supply climbed to 2.8 and more than doubled year-over-year. With the average sale-to-list ratio around 95 percent and no recent sales closing above list price, pricing strategy and negotiation are especially important, and Agent Pronto can connect both buyers and sellers with an agent who understands these shifts.

“Michelle was great in helping me figure out what to do with my place to make it more appealing to sell. She kept in contact with me regularly with updates on any interest in my place after it was listed. Sadly there wasn't much demand for a place like mine, but Michelle was able to help keep my hopes up with being able to close it out. It did eventually sell, and I'm thankful for that.”
