Inventory in Walthall County has risen compared with last year, with active listings up more than 30 percent while sitting at 37 homes in May. Despite that, contract activity has cooled on a monthly basis, as pending sales fell around 38 percent from April to May and new listings were cut by more than half. Homes sold also dipped month over month, with just three closings in May.

Pricing is shifting as buyers gain more options. The typical home value is up sharply from a year ago, rising more than 60 percent, yet the median list price is down nearly 18 percent year over year, suggesting sellers are adjusting expectations. At the same time, the average sale-to-list ratio has strengthened from April, reaching about 98 percent.

Homes are moving much faster than earlier in the year, with the median days on market dropping to just 15 days in May after being measured in months earlier this year. Even with that quick pace for the homes that do sell, Walthall County sits in a clear buyer’s market with about 10.8 months of supply compared with roughly 4.6 months across Mississippi overall.
