Wayne County home values have climbed sharply over the past year, with the typical home value up more than 80 percent. Median list prices are also much higher than a year ago, rising around 70 percent. Even with these gains, the county’s typical sale price in July remained slightly below the statewide median of Mississippi.

In the latest monthly snapshot for July 2026, the typical home value reached about $258,000 while the median list price sat closer to $205,000, suggesting some gap between seller expectations and recent sales. Homes are taking much longer to sell than a year ago, with the median days on market jumping to 103 days and months of supply expanding to roughly 10.5 months, signaling far more inventory relative to the pace of sales.

Sales activity has slowed notably, with homes sold down nearly 60 percent year over year and new listings also dropping more than 60 percent. Pending sales, while up strongly from the prior month, remain well below last year’s levels, and no recent sales have closed above asking price, reflected in an average sale-to-list ratio under 80 percent.
