The typical home value in the St. Louis, MO metropolitan area is projected to be $241,370 for the month of November. October’s finalized data reported the typical value of a home in the metro to be $241,970—up 5.96% over the previous 12 months.
The greater St. Louis metro had 3,168 new listings and 2,759 listings that went under contract in October, increasing the area’s total available inventory to 7,517—up 2.47% from the previous month. Inventory is projected to have further increased in November.
Of those 7,517 active listings, 26.1% reduced their price by a median of $7,500 in the month of October. The median listing price for homes in St. Louis fell 0.0% from September to October, bringing the current median listing price to $215,000. Based on projected data for November, listing prices may continue to fall.
The number of days that homes have been on the market prior to going under contract has been fairly steady year-over-year. In October 2023, the median time for a listed property to go pending was 7 days, compared to 7 days in October 2022. In recent months the median number of days from listed to pending appears to be steady. That trend is predicted to have carried through to November.
