In St. Louis, the rolling three-month snapshot through May 2026 shows a pickup in inventory and activity even as some year-over-year measures ease. Active listings are up sharply from earlier in the spring but sit about 2 percent lower than a year ago, while homes sold and new listings are each down roughly 5 percent year over year, signaling slightly cooler turnover.

Pricing is edging higher despite that softer volume. The typical home value over the past three months has risen about 6 percent compared with a year earlier, and the median list price is up nearly 8 percent year over year, pointing to sellers who are still confident about values.

Conditions on the ground point to a seller-leaning market with some breathing room for buyers.
